Oksana Vialykh: Bringing Honesty And Integrity to Real Estate Valuation

For Oksana Vialykh and the team at Bottero Appraisals, there are key attributes that are the price of entry for success in commercial real estate valuations.

Real estate is often among the most significant assets a person, family or business will own. Its value can influence a major transaction, shape a development decision, form part of an estate or become central to a legal dispute. In those moments, understanding what a property is worth — and why — matters.

For more than 18 years, Oksana Vialykh has built her career at Bottero Appraisals Ltd., where she now serves as Managing Partner. When it comes to conducting independent commercial valuations, Oksana knows and understands the full spectrum of real estate.

“I’ve always loved numbers and analysis, but I’m also naturally inquisitive,” says Oksana. “I like getting into the details, asking questions and finding the gaps in the information. Every property is different, and every assignment presents a new challenge. That is what has always made this work so interesting to me.”

That curiosity is particularly valuable in a profession that is inherently multidisciplinary. Complex valuation assignments often sit at the intersection of real estate, finance, planning and law. Understanding value may require looking beyond the property itself to consider development potential, land use, market conditions and the legal framework surrounding an assignment.

“The interesting part is bringing all of those pieces together,” says Oksana. “You can have a tremendous amount of information in front of you, but ultimately you have to understand what is relevant, how the different factors interact and what the market evidence is telling you.”

Her professional background reflects that breadth. Oksana is an Accredited Appraiser of the Canadian Institute (AACI), a Professional Land Economist (PLE), a Member of the Royal Institution of Chartered Surveyors (MRICS), and a Broker of Record with the Ontario Real Estate Association.

“Behind Every Property There Can Be Years of Ownership, History and Memories. We Never Lose Sight of That.”

A significant part of her practice involves litigation and dispute resolution. Oksana has been retained and qualified as an expert witness in matters before the Ontario Superior Court of Justice and has provided independent expert valuation opinions in arbitration and mediation proceedings.

Her work also extends to expropriation, where valuation, land use planning, legal considerations and compensation issues frequently converge. These assignments can involve not only the value of lands being acquired, but the impact of a taking on the property that remains.

Despite the technical nature of the profession, some of the principles that have guided Oksana’s career are remarkably simple. Her strong work ethic and commitment to integrity are values she credits, in large part, to her parents.

“My parents always told me that a reputation takes a lifetime to build,” she says. “In my field, reputation and integrity are at the foundation of what we do. I approach every assignment and every challenge with that in mind. Our clients need to know that the opinion we provide is independent, reliable and something they can trust.”

That responsibility becomes particularly meaningful when valuation intersects with significant moments in people’s lives. An appraisal may be required for an estate or inheritance, the division of assets, a business decision or a dispute between parties. What appears on paper as a property and a value can carry years of history, investment and emotion.

“An appraisal may be part of our everyday work, but for our client, it may be one of the most important matters they are dealing with,” says Oksana. “Behind every property there can be years of ownership, history and memories. We never lose sight of that.”

It is why listening remains an important part of the process. Before beginning the analysis, Oksana believes it is essential to understand the circumstances, the questions that need to be answered and the purpose the valuation is intended to serve.

Ultimately, an appraiser’s role is not simply to arrive at a number. It is to make sense of complex information, exercise independent judgment and provide a well-supported opinion that brings clarity to an important real estate decision.
